Why are LEED (Green Building) appraisals different than the appraisals for the other properties? In the end, they serve the same purpose, right? Yes, the derived utility from LEED-certified buildings is similar to the regular buildings. In order to achieve the lower consumption of energy, water, or any other depleting resources along with higher comfort of living the LLED certified buildings utilise specific building materials at the construction stage and sophisticated engineering systems during occupancy. Engaging an appraiser who is not familiar with these materials and systems elevates the risk of relying on erroneous appraisal and can be very, very costly.

Do not be shy asking your appraiser how knowledgeable are they and what experience they have appraising LEED-certified buildings.
